Appeals are made to the Office of the Hearing Examiner, Seattle Municipal Tower, 40th Floor (SMT-40-00), 700 Fifth Ave., Suite 4000, Seattle, WA 98104. Appeals must be accompanied by a $85 filing fee in a check payable to the City of Seattle.

Permit applications

1226 41ST AVE. E. (3019539) for a two-story addition to existing single-family dwelling unit. The following approval is required: Variance to allow a portion of the structure in the required front yard. Building permit may be needed but was not included in this application. Written comments accepted through April 1.

 

Permit decisions

1733 27TH AVE. (3018450) on a Land Use Application to allow a three-unit rowhouse structure in an environmentally critical area. Parking for two vehicles to be provided within two of the residential units and one surface parking space. Existing single-family residence to be demolished under a separate permit. Project also includes grading. Environmental Review includes future unit lot subdivision. The following appealable decision has been made based on submitted plans: Determination of Non-Significance(no Environmental Impact Statement required). Environmental review completed, and no conditions imposed. This DNS is issued using the optional DNS process in WAC 197.11.355 and SMC 25.05.355. The comment period was originally published on Oct. 13, 2014, and there is no further comment period on this DNS. The hearing examiner must receive appeals of this decision no later than March 30.

1726 27TH AVE. (3016316) on a Land Use Application to subdivide one development site into four unit lots. The construction of residential units is under Project No. 6338997. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots. The following appealable decision has been made based on submitted plans: Unit Lot Subdivision to create four unit lots granted. The hearing examiner must receive appeals of this decision no later than April 2.

1722 27TH AVE. (3016318) on a Land Use Application to subdivide one development site into three unit lots. The construction of residential units is under Project No. 6360009. 502 LAKE WASHINGTON BLVD. E. (3017958) on a Land Use Application to allow vegetation removal and revegetation in an environmentally critical area. Project includes upgrade to retaining walls, stairs and walkways. The following appealable decision has been made based on submitted plans: Determination of Non-Significance (no Environmental Impact Statement required). Environmental review completed, and no conditions imposed. This DNS is issued using the optional DNS process in WAC 197.11.355 and SMC 25.05.355. The comment period was originally published on July 28, 2014, and there is no further comment period on this DNS. The hearing examiner must receive appeals of this decision no later than April 2.

 

Design reviews

831 29TH AVE. S. (3019246) of a five-unit townhouse structure with surface parking for three vehicles located on the site. Existing single-family dwelling unit to be demolished.

The DPD director will accept written comments to assist in the preparation of the Early Design Guidance through April 1. Comments regarding important site planning and design issues for this project are welcome. This is the only opportunity to comment on this proposal.

Following the public comment period, the DPD will issue a written design guidance report. This report will consider public comment and the applicable citywide and neighborhood specific Design Guidelines and will serve as the basis for further review of the building permit. Once the applicant has incorporated the design guidance into the proposal they may apply for a building permit. No public notice of the building permit application will be provided.
