LAND USE: U-W driving range approved with conditions

The following appealable decision has been made based on submitted plans: SEPA to conditionally approve pursuant to 25.05.660. The hearing examiner must receive appeals of this decision no later than Monday, Oct. 8.

1708 N.E. Brockman Place (3007040) on a Land Use Application to recover development credit for future construction of a clustered development comprised of three two-story, single-family residences in an environmentally critical area. Parking for six vehicles to be provided within the structures. Project includes unit lot subdivision of one parcel into four unit lots, one of which is undevelopable (riparian corridor/steep slope) tract. Existing structures to be removed under separate permit.

The following appealable decisions have been made based on submitted plans: ECA Administrative Conditional Use to allow recovery of development credit in an environmentally critical area conditionally granted; Determination of Non-Significance with conditions (no Environmental Impact Statement required). Environmental review completed, and project conditioned as applicable; Short Subdivision to create four unit lots conditionally granted. The hearing examiner must receive appeals of this decision no later than Oct. 15.


DESIGN REVIEWS

6010 Phinney Ave. N. (3006773) of a four-story structure with 22 residential units and commercial space at grade. Parking for 22 vehicles will be located below-grade.

At the early design guidance meeting, the applicants will present information about the site and vicinity; the public may offer comments regarding the design and siting of a mixed-use development on the subject site.

The meeting will take place Monday, Oct. 8, at 6:30 p.m. at Ballard High School, 1418 N.W. 65th St., in the library.

1400 N. 80th St. (3005863) of a five-story, 21-unit residential building with retail at ground level. Parking for 34 vehicles will be located on the site. Review includes demolition of existing structure.

At the Design Review Board meeting the applicant will present information about the proposed design and how it responds to the Design Guideline priorities established at the Early Design Guidance Board meetings on Jan. 22 and Sept. 10, 2007, regarding this site; the public may offer comments regarding the proposed design.

The meeting will take place Monday, Oct. 8, at 8 p.m. at Ballard High School, 1418 N.W. 65th St., in the library.


PUBLIC HEARING

8016 Ashworth Ave. N. (3006926) on the DPD director's recommendation to subdivide one unit lot into 12 unit lots and three common tracts.

The DPD director has determined that the proposal will not have a significant adverse environmental impact and has issued a Declaration of Non-Significance (no Environmental Impact Statement required).

Copies of the Director's Report and Recommendation and the subdivision application materials are available at the DPD Public Resource Center (PRC), 700 Fifth Ave., Suite 2000, of Seattle Municipal Tower.

The hearing examiner has scheduled a public hearing on the application for preliminary approval of the subdivision, which will take place on Nov. 14 at 9 a.m. at the Office of the Hearing Examiner (address below).

Written comments may be submitted through Nov. 14 to Office of Hearing Examiner, 700 Fifth Ave., Suite 4000, P.O. Box 94729, Seattle, WA 98124-4729. Those persons who want to receive a copy of the hearing examiner's recommendation should specify that request in their comment letter.

Any person significantly interested in or affected by the proposed subdivision may request further consideration of the director's recommendation and may appeal the director's procedural environmental determination. Requests for further consideration and appeals must be submitted to the hearing examiner at the address above by Thursday, Oct. 11.

Requests for further consideration and any appeals of the threshold determination will be heard on the same day as the open-record hearing described above.
